WXY Completes First Phase of $1 Billion Stevenson Square Redevelopment in the Bronx

architecture-design · 2026-10-15

The initial stage of the Stevenson Square project, a $1 billion overhaul of the 50-year-old Stevenson Commons Mitchell-Lama complex in the Bronx, has been finalized. In collaboration with Camber Property Group and Habitat for Humanity, WXY has constructed three new residential buildings along Seward Avenue, comprising 175 units. Among these, one building designed for seniors contains 117 units, while the remaining two cooperative buildings offer a total of 58 units. These cooperatives include eight single-stair walk-up sections that provide north-south exposure and cross-ventilation. The comprehensive masterplan envisions 1,000 new homes, 2 acres of public space, community amenities, and pedestrian pathways, with a target completion date of 2036. NV5 is responsible for landscape architecture.

Key facts

  • Stevenson Commons opened 50 years ago in the Soundview section of the Bronx, designed by Pruyn-Bergren Associates with landscape architect M. Paul Friedberg, comprising 948 homes in 9 towers
  • In 1975, New York Times critic Carter Horsley derided the complex as "Tower in the Park" architecture; Oscar Newman, author of Defensible Space, also criticized it
  • WXY, with developer Camber Property Group and development partner Habitat for Humanity, is leading a $1 billion redevelopment called Stevenson Square
  • The masterplan will deliver 1,000 new homes across 6 new buildings and 2 acres of public outdoor space
  • The completed first phase includes three buildings along Seward Avenue with 175 total units: a 117-unit seniors building rising 4 to 6 stories, plus two housing cooperatives with 58 units combined
  • The cooperatives use eight single-stair walk-up sections, each stair serving two apartments per floor, a typology WXY says is rarely constructed in New York City since the prewar era
  • Apartments are accessed from stair landings rather than internal corridors, providing north-south exposure and cross-ventilation
  • NV5 is the landscape architect for Stevenson Square, and full completion is anticipated for 2036
