A 19th-century theatre's fly loft in Santo Spirito, Florence, has been transformed into a 600 sqm residence by architect Stefano Tozzi of AE5 Partners, now listed for €13.5m through Savills. Tozzi discovered the abandoned space in 2015, retaining original monumental masonry walls and a brick arch, and spent six years converting it into a home with a suspended glass-bottomed swimming pool on the central level. The three-level layout includes bedrooms and bathrooms in the eaves, a kitchen and living area below, and a bar and cinema lounge on the top floor. A winding teak staircase connects the levels, weaving through the arch to create Piranesian imagery. Materials include walnut, Calacatta marble, and translucent polycarbonate panels. Additional features: guest rooms, independent annexe, private parking garage, and urban patio. After living there with his family, Tozzi seeks a city view, prompting the sale.
