KUBUS360's leanBIM Approach Cuts Data Bloat on Baden-Württemberg Administrative Complex

architecture-design · 2026-10-20

KUBUS360, located in Stuttgart, implemented its leanBIM methodology for an administrative facility in Baden-Württemberg, Germany, which comprises three hybrid buildings made of wood and concrete, accommodating 630 workstations. The strategy was crafted by architect Bianca Hirner and BIM coordinator Freddy Hartmann using Vectorworks Architect, aiding the client with the Employer's Information Requirements (EIR) and a BIM Execution Plan (BEP). They developed a Level of Information Need (LOIN) matrix that classified components as Industry Foundation Classes (IFC) entities. The project was structured around four centralized databases in Vectorworks Architect, with about 95% of the modeling utilizing native Vectorworks tools. Data Visualization employs color-coding for elements, while the Angle Checker serves as an internal quality-control tool to identify geometry errors. Additionally, ArcGIS integration was demonstrated for geolocated site models.

Key facts

  • KUBUS360, based in Stuttgart, developed its leanBIM method on an administrative complex in Baden-Württemberg, Germany
  • The complex consists of three wood-concrete hybrid buildings with offices for roughly 630 workstations
  • Architect Bianca Hirner and BIM coordinator Freddy Hartmann led the work in Vectorworks Architect
  • The team helped write the Employer's Information Requirements and built the BIM Execution Plan from them
  • A Level of Information Need matrix specified each component's IFC entity, properties, and the phase when properties were added
  • Four centralized databases organize the project: general IFC, component, windows and doors, and facility management placeholder
  • Native Vectorworks tools covered roughly 95 percent of the project's modeling work
  • The Angle Checker quality-control tool assigns true-or-false values to flag incorrectly drawn polygonal geometry
  • ArcGIS Feature Services integration streams parcels, roads, and site features into geolocated BIM site models
