KoDA's Pine Tree Residence in Miami Beach organizes living around planted courtyards

architecture-design · 2026-06-20

Wesley Kean's architecture firm, KoDA (Kean Office for Design and Architecture), has finalized the Pine Tree Residence, a 6,350 sq ft house situated on the waterfront in Miami Beach. Instead of focusing solely on water views, the design emphasizes a series of lushly planted courtyards that serve as the heart of daily activities. The residence is organized into distinct areas: a public street side, an internal garden courtyard, and a rear deck with water views, allowing breezes to flow throughout the home. Spanning two levels along an east-west axis, the ground floor includes an entrance, living/dining space, and a family room that opens to a terrace with an outdoor kitchen. The upper level features two bedroom wings, with the west wing housing three ensuite bedrooms, a shared balcony, and a loft. A corridor leads to the principal suite, which includes a waterfront balcony and a study/media room. An additional outdoor courtyard on the west side acts as both entry and destination. The architects aim to create a layered living experience that harmonizes architecture, nature, and family life around a central garden.
