GRUPOSP's Edificio Fradique Revives São Paulo's 'Predinhos' Typology
The Edificio Fradique, a residential project in São Paulo, has been finalized by the architectural firm GRUPOSP, under the direction of Alvaro Puntoni and João Sodré. This building, which reinterprets the 'predinhos' style—small housing units from before the 1970s—covers an area of 1,195 square meters and is expected to be completed in 2025. Curated by Susanna Moreira, the design challenges current market trends that focus on profit maximization by highlighting the importance of scale and community living found in older housing types. The project team includes Ana Tereza Carvalho, Bruno Satin, and others. Structural engineering was managed by Benedictis Engenharia, while landscaping was done by Isabel Ruas. General construction was completed by Engeark Engenharia, and the project was documented by photographers Nelson Kon and Alberto Ricci.
