Gensler Unveils Masterplan for RFK Campus with New Commanders Stadium

The masterplan for the Robert F. Kennedy Campus, featuring a new Washington Commanders Stadium, has been unveiled by the D.C. Office of Planning and Mayor Muriel Bowser's office, with Gensler at the helm. This 180-acre site along the Anacostia River includes the old RFK Memorial Stadium. Gensler received a $750,000 contract to create the plan, which incorporated feedback from 33 events attended by nearly 1,800 individuals. It proposes 5,500–6,500 housing units (30% affordable), 6,000 parking spaces, and 30% designated public space. The stadium, designed by HKS with landscaping by OJB, will reach 130 feet, while adjacent blocks will be up to 110 feet, adhering to the 1910 Height of Buildings Act. The campus will consist of six districts and maintain a 200-foot buffer along the river as mandated by a 99-year federal lease. The initiative aims to rectify historical racial inequities by enhancing public spaces, housing, and economic opportunities for local Black communities. Public comments are accepted until August 14, with the final proposal due to the National Capital Planning Commission in September 2026.
