Jonas Birger Arquitetos has completed Downtown Nova República, a residential complex on the last available lot in São Paulo's Praça da República. The project, developed for Setin Incorporadora, spans nearly 18,000 square meters and includes studios and one- to three-bedroom apartments. The tower's upper section is set back to reduce visual impact on the plaza, preserving light and views of the tree canopy. The facade uses a restrained gray palette and clean lines with subtle curves, referencing the Art Deco style that defined the district between the 1920s and 1940s. Inside, ground-floor interiors and common areas feature vibrant colors and forms that connect to the cultural richness of central São Paulo. A rooftop on the 25th floor offers panoramic city views. The project aims to foster a mixed-use community while respecting the historic context of landmarks such as the Copan, Itália, and Eiffel buildings.
