Brent Buck Architects Wraps Hand-Laid Brick Residential Building at 110 Boerum Place in Brooklyn
Brent Buck Architects (BBA), recognized as one of AN Interior's Top 50 firms, is close to finishing the 21-unit residential project at 110 Boerum Place, developed by Avdoo & Partners in Boerum Hill, Brooklyn, with an expected completion in spring 2027. This development spans two zoning districts, R6B and R6A, consisting of a four-story and a six-story structure. The building's facade features hand-laid brick with powder-red mortar for an aged look, complemented by a soldier course that casts a horizontal shadow. Traditional architectural elements such as stepped brick corbelling and rounded corners are included. Each unit offers outdoor space, with creative layouts oriented towards a courtyard. Avdoo has also completed Bergen, a 105-unit condominium designed by Taller Frida Escobedo, DXA Studio, and Workstead.
Key facts
- 110 Boerum Place is a 21-unit residential building in Boerum Hill, Brooklyn, developed by Avdoo & Partners Development and designed by Brent Buck Architects.
- The project spans the block between Dean and Pacific Streets and is slated for completion in spring 2027.
- The site straddles R6B and R6A zoning districts, producing a four-story section and a six-story section.
- The hand-laid brick facade uses powder-red mortar instead of standard white mortar to make the building appear older.
- An expressed soldier course at each floor level creates a continuous horizontal shadow line along the facade.
- Stepped brick corbelling above window heads eliminated visible steel above windows, with roughly four inches of brick extrusion adding depth at no significant structural cost.
- Brook Landscape designed upper-level loggias, and loggias and exterior decks do not count toward Zoning Floor Area, preserving bedrooms.
- Avdoo contacted Buck after seeing the firm's mass timber residential project in Clinton Hill, presented at AN's Renew Reuse Regrow virtual conference in 2024; Avdoo previously completed the 105-unit Bergen condominium with Taller Frida Escobedo, DXA Studio, and Workstead.
