Behin Ha Adds Three Townhouse ADUs Behind Historic Jersey City House
In December 2025, Behin Ha, under the leadership of Behrang Behin and Ann Ha, finalized the construction of three townhouses at 11 Beacon Avenue in Jersey City, situated on a 5,000-square-foot parcel. This location was previously occupied by a single-family residence that had suffered fire damage. Initially, Behin's brother Babak envisioned a 4-story building with 9 rental units; however, zoning laws mandated historic office approval for buildings older than 150 years. The brothers opted to restore the original house, converting it back into a single-family dwelling, and subsequently developed three two-bedroom townhouses, referred to as 'hyper-ADUs.' Each townhouse spans approximately 2,000 square feet, surpassing Jersey City's 650-square-foot ADU limit. The project involved Alan Feld Architect, Eastern Shore Builders, LQ Benatg, Ryan Soames Engineering, and Bazz Consulting.
