BAAO Studio's Breezy Point House in Queens Features a "House Within a House"

architecture-design · 2026-09-12

BAAO Studio, established by Alexandra Barker in 2006, has finalized a 2,655-square-foot beach house located in Breezy Point, Queens, New York. Initially intended as a vacation retreat for a family of four, the client decided to convert it into their permanent home during the construction phase. Following the devastation of Hurricane Sandy in 2012, the region enforces stringent building regulations that mandate elevation. The architectural design incorporates an offset gabled roof, a triple-height great room, and an upper level, which has been referred to as a "house within a house." The façade features FSC-certified accoya wood, complemented by a marble and oak kitchen crafted by Henrybuilt. The project team comprised Alexandra Barker, Annie Paz, Blue Sky, Sand Bar, among others, with photography by BAAO.
