ARX Portugal and Boost Studio Rehabilitate 1921 Casal São João Batista into Four-Unit Condominium in Estoril

Key facts

• The project rehabilitates and expands an existing building and adds two new semi-detached dwellings on a plot of approximately 1,600 m² in São João do Estoril, near Praia da Poça.
• The existing unoccupied single-family house, Casal São João Batista, was built in 1921 and is listed in the Municipal Inventory Catalogue of Architectural Heritage as a relevant example of summer-resort architecture.
• The original building's facades are rehabilitated and its interior reorganized into two independent T3 units across two floors above access level, with attic use.
• A new volume on the west side contains two T4 semi-detached houses, also on two floors above access level with attic use and direct basement parking access.
• The complex comprises four autonomous units under a condominium regime, linked by a basement for parking, storage, and technical spaces, keeping ground-level exterior pedestrian and landscaped.
• Common green areas and a swimming pool are planned on the south side of the plot, with a privileged visual relationship to the seafront.
• The intervention recovers original ceramic tile roofing, stone elements, and rendered facades, while the new volume uses exposed concrete and a zinc roof.
• The built area is 1,053.67 m², the project year is 2025, and the architects are Nuno Mateus, José Mateus, and João Dantas of ARX Portugal with Boost Studio.
