90/100 Mixed-Use Project by 5468796 Architecture in Winnipeg

The 90/100 project, named after its address, is a mixed-use development located on an elongated plot at the edge of Winnipeg's East Exchange district. Designed by 5468796 Architecture, the project connects a 1905 warehouse with a contemporary seven-story volume, creating a medium-density development. It includes 206 residential units spread across both the new and existing buildings, along with 550 square meters of commercial space. The design intentionally contrasts with conventional opaque residential buildings in the area through a careful choreography of volumetry, open spaces, and glazing, presenting the building as physically and symbolically open. This approach achieves a rare balance that contributes to the urban fabric and establishes a landmark distinguished by its bold geometry and material precision.
