London Launches UK's First Circular Construction Hub in Renovated Warehouse

Tipping Point East, the United Kingdom's inaugural dedicated circular construction facility, has opened in London. The hub was created through the collaboration of design studios Yes Make, Resolve Collective, and Material Cultures, working with Newham Council and the Greater London Authority. Located in the Royal Docks area of Newham, the project involved transforming a warehouse that had been abandoned for nine years. The facility aims to organize construction waste materials for reuse in other building projects, addressing significant waste issues in the sector. According to Yes Make founder Joel De Mowbray, London generates approximately 10 million tons of construction waste annually, with construction and demolition accounting for 62 percent of the UK's total waste. The hub is designed with specific zones to facilitate material sorting, including initial loading areas, quarantine for pre-inspection, and sections for inspection, inventory, and material passporting. After inspection, materials are stored to prevent contaminants from entering. The second half of the warehouse processes materials according to client needs, involving cleaning, respraying, cutting, and preparation for distribution. Additional spaces include a community workshop, events and training areas, an electrical testing facility, a collective office, a materials store managed by Resolve Collective, and an assembly area for large-scale group builds. De Mowbray believes the hub will help reduce the construction sector's carbon impact and stabilize material costs by preventing waste from going to landfills. He expressed hope that similar facilities will be established across the UK, noting that the problem is national and requires a widespread solution. Tipping Point East is part of the initial phase of a Circular Economy Village in the Silvertown district and supports the London mayor's goal for the capital to become a zero-carbon city by 2030.
