Jason Kuok Launches Koa Niseko Luxury Development in Japan's Hokkaido

Jason Kuok, a developer with experience at Shangri-La Hotels and Resorts and Kerry Properties, has established his own luxury residential project called Koa Niseko in Japan's Hokkaido region. The development consists of turn-key villas and townhouses located in Upper Higashiyama, an upscale ski area known for alpine views. Kuok, who previously had no interest in winter sports, visited Hokkaido in 2017 after a recommendation from his brother-in-law and was inspired by the landscape. He identified a market opportunity in Higashiyama, where land is primarily freehold, and purchased a plot that year. The project faced initial skepticism due to its location outside the main Hirafu area, but Kuok received support from primary-school classmates Justin Potter, Jason Cheung, and Joseph Luk, who became shareholders and contributed expertise in branding, marketing, and finance. The development team collaborated with Craig Takahata of Zoo Design Group and Ryoichi Niwata of Bond Design Studio to create homes blending traditional Japanese farmhouse architecture with modern Scandinavian design. Features include natural materials, lofted ceilings, bespoke Stellar Works furniture, and Jøtul cast-iron gas fireplaces. The project has been commercially successful, with nearly all 10 initial units sold. In the past year, Kuok introduced four larger Koa Super Villas featuring five bedrooms, Japanese onsen-style baths, and saunas, with the first selling immediately. Buyers have primarily come from Hong Kong, Singapore, and the Philippines. Kuok notes that the homes appeal to families without needing child-centric elements. The success has led to interest from partners for future hospitality ventures and private residences. Kuok emphasizes that House of Koa takes a comprehensive approach, overseeing all aspects from feasibility studies to details like tableware and soap labels, distinguishing it from developers focused solely on quick profits.
