Byben Studio Creates Sculptural Offset ADU in Los Angeles Backyard

Architecture studio Byben has completed a sculptural accessory dwelling unit called Offset ADU in the Mar Vista neighborhood of Los Angeles. The project was designed for a family with two children who needed additional living and entertaining space. The two-story, 890-square-foot structure replaces a former one-car garage that previously served multiple functions. Byben founder Ben Warwas convinced the clients that constructing a standalone ADU would provide better budget control compared to a house extension. The design retains the original garage foundation and two walls while incorporating curved ipe-wood cladding to soften the building's appearance. Strategic setbacks and openings were created to accommodate zoning regulations and existing power lines, resulting in a rooftop terrace and covered entrance. The interior features a ground-level open-plan living area with kitchen and lounge spaces that connect to an outdoor deck, while the upper level contains a flexible office-bedroom space with a distinctive U-shaped window. A bright yellow stairwell with a skylight creates what Warwas describes as a 'surreal transition' between floors. Interior design was handled by DEN founders Emily and Jason Potter, who specialize in vintage 20th-century furniture. Landscape modifications included removing most of the original driveway and installing a gate to enhance backyard usability. The project demonstrates how ADUs can transform residential properties while addressing practical constraints.
