Werksviertel-Mitte: Monaco's Urban Regeneration Project Transforms Former Industrial Site

architecture-design · 2026-04-27

Munich's Werksviertel-Mitte, a 39-hectare former Pfanni potato-processing plant, has been redeveloped into a mixed-use district emphasizing sustainability, art, and nightlife. The project, initiated by the Eckarts family and city authorities in 2016, includes the 90-meter Werk4 tower (€115 million) with a climbing gym, Adina Hotel, and offices. The Werk3 building features a 2,500 sqm urban farm (Stadt-Hochalm) with sheep and educational programs. The Knödelplatz square retains original factory pavement and rail tracks. The Werk12 building, designed by MVRDV and awarded German Architecture Museum's Best Building in 2021, incorporates street art by Christian Engelmann and Beate Engl. Street artist Loomit, based in Werksviertel since 1996, has catalyzed events like the female-focused 'Hands Off the Wall' festival (5th edition in 2023). A future Concert Hall for the Bavarian Radio Symphony Orchestra and Munich University's music department is planned but delayed due to funding issues. A giant Ferris wheel currently occupies the site.
