The Social Hub opens in Rome's ex-Dogana San Lorenzo with park and hybrid hospitality

architecture-design · 2026-04-26

On March 31, 2025, The Social Hub Roma will open its doors in the historic Dogana di San Lorenzo district, marking TSH's first establishment in Rome. Charlie MacGregor is the founder of TSH, which currently manages three locations in Italy: one in Bologna and two in Florence (Lavagnini and Belfiore, which opened in February 2025). This initiative is part of a broader urban regeneration project encompassing a 24,000-square-meter area, which was handed over to Cassa Depositi e Prestiti in 2004 and later to Fingen, Pirelli Re, and Gruppo Maire in 2007. Construction commenced in December 2021, and the hotel will offer 392 rooms, a rooftop bar, dining options, meeting facilities, and coworking spaces. The overall investment amounts to €114 million, contributing to a total of €560 million in Italy, with sustainability targets set for 2030.
