Open 336: Milan's first net carbon zero office building opens in Bicocca
Open 336, a new office complex in Milan's Bicocca district, has been inaugurated. Developed by Barings Real Estate and Savills Investment, the five-story building (plus two underground parking levels) spans 8,700 sqm at viale Marca 336. Designed by Park Associati, the structure features selective glass windows, orange-pink fiber cement cladding, a ground-floor pedestrian passage with greenery, and a 380 sqm terrace on the top floor. The interior is open-plan for flexibility. The project aims to become the first net carbon zero building in the district, using a CO2-capturing filter called Eco2Air® developed by Gruppo Fervo. The filter, made from organic and biodegradable material, absorbs CO2 at 10-15 times the rate of a magnolia or pine tree. The captured CO2 is reused. An AI-powered platform monitors energy consumption and air quality in real time. Architect Anna Heringer, known for low-cost local materials, is cited as a paradigm of sustainable architecture. She will speak at Milano Arch Week and give a lecture at Teatro Farnese in Parma on October 8.
