Margate's Art Boom Raises Gentrification Concerns

Since the mid-2010s, Margate, a coastal town in Kent, England, has evolved into a vibrant cultural center, largely due to the establishment of Turner Contemporary in 2011 and the revitalization of Dreamland amusement park in 2015. The area has seen the emergence of new galleries and studio spaces, such as those by Carl Freedman, Kavel Rafferty, and Tracey Emin's TKE Studios. Additionally, educational projects like the Margate School and the annual winter art festival, Off Season, have taken root. However, gentrification is evident in the rising property prices, with Freedman relocating his gallery from East London to Margate in 2019. From 2014 to 2024, the average house price in Margate has doubled, contrasting sharply with a mere 7.5 percent increase in London, leading to mixed sentiments among locals regarding these changes.
