Maaf estudio has completed the renovation of a 70-square-meter apartment in Madrid's Malasaña neighborhood, optimizing every square meter through precise distribution, materiality, and custom design. The project reconfigures the layout to prioritize natural light and social living, moving the day zone to the facade and creating a continuous space integrating living, dining, and kitchen. A load-bearing wall articulates the space without interrupting continuity. The program includes two bedrooms, a bathroom, ample common areas, and extensive storage, achieved through custom joinery that maintains visual cleanliness. Original elements like the exposed wooden and metal beams in the living-dining room and the brick wall in the master bedroom are preserved, adding material memory. The color scheme strategically uses small-format pavement in mustard and red tones in the kitchen to differentiate zones without physical partitions, while large-format beige porcelain tiles in the day zone provide a neutral base. The bathroom features microcement, earth-toned tiles, and a red-and-white checkerboard floor with a natural stone countertop. Lighting design integrates natural and artificial sources. The result is an efficient, spatially clear home with a distinct identity, tailored to urban compact living.
