Luis Canepa Renovates Praia Preta Residence on São Paulo Coast

architecture-design · 2026-08-12

Brazilian architecture firm Luis Canepa Arquitetos has completed the renovation of Residencia Praia Preta II, a 281-square-meter house located in Praia Preta on the northern coast of São Paulo. The project, which concluded in 2025, was curated by Susanna Moreira and photographed by André Mortatti. The existing structure featured an imposing architectural style with rustic materials, including white-painted bricks with prominent joints, stone walls, and rustic wood. The renovation, led by principal architect Luis Canepa with project team member Bruna Candil, aimed to adapt the house to the new needs of its owners while respecting the original architecture and the surrounding natural environment. The house's L-shaped layout provides one facade with views of the sea over the rocks and another facing the beach. The project was categorized under 'Casas' (Houses) and 'Remodelaciones' (Renovations) on ArchDaily, where it was published. The design approach prioritized preserving the existing character while updating the living spaces to meet contemporary requirements.
