Lithuanian Architectural Firm Adapts Design After Regulatory Changes, Creating Triangular Home
KWK Promes, an architecture firm, designed Trim House, a single-family residence in a suburban area of Vilnius, Lithuania. The project originated from a closed competition in 2016, organized by a private client who invited multiple international studios. During the design phase in 2017, new regulations introduced by the Lithuanian Farmers and Greens Union reduced the allowable building footprint by 50 percent, forcing significant modifications. Robert Konieczny, the firm's founder, persuaded the client to retain the location rather than seek a new plot. The team reduced the house's area by 40 percent, resulting in a distinctive triangular floor plan. The design features a central courtyard and a spiral staircase leading to an upper floor with bedrooms and a terrace. Konieczny noted that inspiration came from a classic atrium house, adapted to balance privacy with openness to nature. The name 'Trim House' references the design adjustments made after the regulatory shift. Despite the scale reduction, the core concept remained intact, and the expanded garden area allowed more sunlight into the interior, which Konieczny highlighted as a valuable improvement given the local climate. The house is situated among trees near other residences and summer cottages.
