Kerr Apartment: Adaptive Reuse in Fitzroy's Chocolate Factory

architecture-design · 2026-05-07

The Kerr Apartment, designed by SSdH, is a 100 m² residential unit within the historic MacRobertson's Chocolate Factory in Fitzroy, Australia. Completed in 2022, the project exemplifies adaptive reuse, converting a circa 1900s industrial landmark into apartments between 1998 and 2003. Unlike standard developments, the conversion divided warehouse spaces into 'shells' around a central atrium, sold with minimal amenities—only plumbing, fire services, and power connections—leaving owners to complete internal fit-outs. The Kerr Apartment was curated by Miwa Negoro, with photographs by Pier Carthew. The project team included Todd de Hoog, Jean-Marie Spencer, and Harrison Smart, with Bluline Projects as builder. The site acknowledges the Wurundjeri Woi-wurrung as Traditional Custodians.
