Generali acquires historic Milan pavilion for €30.1M, cultural future uncertain

Assicurazioni Generali won a heated auction for the ex-Padiglione 3 of the Fiera Campionaria in Milan's CityLife district, outbidding Allianz after 52 rounds with a final offer of €30.1 million—more than double the starting price. The 20,000-square-meter building, known as Palazzo delle Scintille, was designed by architect Paolo Vietti Violi in 1923 and restored in 2017, featuring late Art Nouveau decorative elements. It hosted the first summer season of Teatro alla Scala in 1946 after WWII bombings. The sale was conducted by the Municipality of Milan, with proceeds to be invested in peripheral areas. City councilor Roberto Tasca emphasized the goal of returning the asset to the city through public functions. The building is subject to historical protection constraints and, per the urban planning agreement, must serve public-interest activities, with up to 2,500 sqm allowed for commercial use. Speculation is rife that Generali might transform it into a cultural center akin to Pirelli's HangarBicocca or Fondazione Prada, leveraging its financial strength, foundation, and art collection. However, fears persist that it could become a generic rental venue lacking a distinct identity and artistic direction.
