Garage Plots Become Viable Sites for Full-Size Houses in UK Cities

Disused garages are emerging as realistic sites for new houses in expensive UK cities, where previously developed land status enables construction on garden plots. Two recent projects illustrate this trend: Greenview House in Stoke Newington, London, by Paper House Project, and Casa Bassa near Guildford, Surrey, by Francesco Pierazzi Architects. Greenview House, designed by architect James Davies for himself, uses CLT construction, triple glazing, solar panels, and an air-source heat pump to achieve an EPC rating of 97A with annual emissions of 0.1 tonnes CO2. Casa Bassa retained the existing garage's brick shell, altering only the roof geometry, and now serves as a gym, office, and guest bedroom. Both projects faced challenges of access, daylight, and overlooking, requiring early neighbor engagement. Planning permission is almost always required for garage-to-habitable conversion, and costs may not be lower than new builds due to foundations and drainage. The distinction between a garage conversion and a backland plot hinges on whether the original structure survives.
