Gagosian forced to leave historic Madison Avenue gallery after Bloomberg lease deal

Gagosian Gallery is being displaced from its longtime home at 980 Madison Avenue in New York's Upper East Side after landlord RFR Holdings, co-founded by collector Aby Rosen, signed a more lucrative lease with Bloomberg Philanthropies. The foundation, led by Michael Bloomberg, will pay $21 million annually through 2053 and occupy 85% of the building by end of 2025. Larry Gagosian confirmed the imminent move and is negotiating for a new large space nearby. The building, originally an auction house built in 1949, became a hub for art galleries—dubbed the "Grand Central Terminal of global art" by the New York Times in 2006—housing tenants like Edward Tyler Nahem Fine Art, Nahmad Contemporary, Robilant+Voena, and Yoshii Gallery. Their leases will expire gradually as Bloomberg expands from the second to sixth floor. The shift coincides with other Upper East Side real estate moves: Sotheby's acquisition of the Breuer Building from the Whitney Museum and White Cube's new flagship two blocks away. Joe Nahmad of Nahmad Contemporary called it "the end of an era."
