Frame 122: Brooklyn's First Mass Timber Residential Building by Brent Buck Architects

Brent Buck Architects has completed Frame 122, a five-story, 30,725-square-foot (2,854 square meters) mass timber residential building in Clinton Hill, Brooklyn, New York. The project transforms a former parking lot into a sustainable family-oriented community. It is the first mass timber building in New York City approved under the 2022 Building Code, utilizing prefabricated cross-laminated timber (CLT) panels for floors and roof. The building contains fifteen two- and three-bedroom apartments arranged around a shared outdoor courtyard, connected by exterior walkways and stairs. Each residence has at least three solar orientations, ensuring abundant natural light, cross ventilation, and a strong connection to the outdoors. The design promotes daily interaction through shared circulation and outdoor spaces while preserving privacy within each home. The project team includes architect Brent Buck, design team members Sarp Arditi and Joanna Ptak, structural engineer Murray Engineering, MEP engineer ANZ Consulting Engineering, civil engineer Ancora Engineering, general contractor CM & Associates, and project manager CV Partners.
