Ezalia Office Lofts: Prismatic Paint and LEED Gold in Santo Domingo

Ezalia Office Lofts, designed by Estudio Luis Vidal + Arquitectos, is a mixed-use architectural project on Avenida J.F. Kennedy in Santo Domingo, Dominican Republic. The building sits on a triangular 4,753 m² plot with 24,300 m² total floor area, comprising seven above-ground levels and two basements. It can accommodate up to 600 workers operating 24/7. The exterior features prismatic paint—a first in the Dominican Republic—that reflects turquoise, blue, and green hues depending on light angle, while enhancing thermal comfort and durability. The project targets LEED Gold certification, with self-shading facades, efficient HVAC, selective glazing, and low-energy lighting achieving 30% energy reduction. The central atrium connects two wings via fifth- and sixth-floor walkways, fostering social interaction. Universal accessibility includes proximity to four Metro Line 2 stations (two within 500 m), OMSA bus stop 88, and daily traffic of over 110,000 vehicles. Finishes include washable antibacterial paint, phenolic panels, lacquered glass, ceramic tiles, natural stone, vinyl flooring, epoxy systems, and LED lighting. The design aligns with UN Sustainable Development Goals, emphasizing energy efficiency, climate action, and inclusive cities. Luis Vidal and Oscar Torrejón led the project, prioritizing user experience with natural light, optimized ventilation, and ergonomic spaces.
