Diller Scofidio + Renfro and Stefano Boeri Win Competition to Revamp Milan's Pirelli 39

architecture-design · 2026-04-27

Diller Scofidio + Renfro and Stefano Boeri Architetti have won the international competition to redevelop the Pirelli 39 complex in Milan, also known as the Pirellino. The project, commissioned by Coima Sgr S.p.A. for the COF II fund, includes the renovation of the existing tower, conversion of the bridge building into a public greenhouse, and construction of a new residential tower called Botanica. The plan aims to create a mixed-use ecosystem with public green spaces, a cycle path, and pedestrian areas. The competition, launched in 2019, attracted 70 groups from 15 countries. The finalists included 3xn, David Chipperfield Architects, Heatherwick, Vittorio Grassi, and Wilmotte. Coima acquired the property from the City of Milan for €175 million in March 2019. The project faces potential challenges due to a regional law allowing a 25% volumetric bonus, which the city opposes. The bridge greenhouse, a key public element, may be cut if the bonus is not granted.
